1.) Acceptance of These Terms

These Terms and Conditions (“Terms”) govern your access to and use of RoomTerms.com, including its website, user accounts, room-rental postings, roommate listings, location pages, directories, calculators, communications, content, tools, and related services collectively referred to as the “Service.”

RoomTerms is owned and operated by Unknown Consulting, LLC. References in these Terms to “RoomTerms,” “RoomTerms.com,” “we,” “us,” or “our” refer to Unknown Consulting, LLC and the RoomTerms Service.

By accessing or using the Service, you acknowledge that you have read, understood, and agreed to be bound by these Terms and our Privacy Policy. If you do not agree, you must discontinue your use of the Service.

2.) What RoomTerms Does

RoomTerms provides an online platform and informational resources that may help users locate rooms for rent, roommates, sublets, shared housing, student housing, and related rental resources.

The Service may display user-submitted postings, publicly available information, third-party rental links, advertisements, affiliate links, housing resources, location information, and other content.

Unless expressly stated otherwise, Unknown Consulting, LLC does not own, manage, lease, inspect, control, or operate the rooms, apartments, houses, or other properties advertised or referenced through the Service.

3.) No Brokerage, Agency, or Landlord-Tenant Relationship

Unknown Consulting, LLC is not acting as a real estate broker, leasing agent, property manager, landlord, tenant representative, housing counselor, attorney, financial advisor, or employment agency merely because you access or use RoomTerms.

Your use of the Service does not create a brokerage, agency, fiduciary, landlord-tenant, employment, partnership, advisory, or professional relationship between you and Unknown Consulting, LLC.

Any communication, application, screening process, lease, roommate agreement, deposit, payment, inspection, move-in, transaction, or dispute is solely between the applicable users and third parties.

4.) Eligibility and Accounts

You must be at least 18 years old to create an account, publish a rental or roommate posting, contact another user through account-based features, or enter into a housing transaction through information obtained from the Service.

Visitors under 18 may browse publicly available informational content only with the involvement and supervision of a parent or legal guardian.

When creating or using an account, you agree to:

  • Provide accurate and current registration information.
  • Maintain the confidentiality of your password and login credentials.
  • Accept responsibility for activity conducted through your account.
  • Notify us if you believe your account has been accessed without authorization.
  • Use only one identity and avoid impersonating another person or business.

Unknown Consulting, LLC may reject, restrict, suspend, or terminate an account that contains false information, violates these Terms, creates a security risk, or appears to be used for fraud or other unlawful activity.

5.) User Postings and User Content

“User Content” includes rental postings, roommate listings, descriptions, photographs, prices, availability dates, house rules, amenities, messages, profile information, comments, and any other information or material submitted through the Service.

You retain any ownership rights you have in your User Content.

By submitting or publishing User Content, you grant Unknown Consulting, LLC a nonexclusive, worldwide, royalty-free license to host, store, reproduce, format, modify for display, distribute, transmit, and publicly display the content as reasonably necessary to operate, maintain, secure, promote, and improve the Service.

You represent and warrant that:

  • You have the legal right and authority to publish the User Content.
  • The information you provide is accurate and not knowingly false or misleading.
  • You are authorized to advertise or discuss the applicable room or property.
  • Your User Content does not violate another person’s privacy, intellectual-property, contractual, or other legal rights.
  • Your posting complies with applicable rental, advertising, fair-housing, and consumer-protection laws.

You are solely responsible for your User Content and any consequences arising from publishing or sharing it.

6.) Public Visibility and Personal Safety

Rental postings, roommate listings, profiles, photographs, and other information you choose to make public may be viewed, copied, shared, archived, or indexed by search engines.

Information previously made public may remain available in search-engine caches, screenshots, archives, or third-party databases after a posting is removed or its visibility changes.

You should not publicly post highly sensitive information, including:

  • Social Security numbers.
  • Bank-account or credit-card information.
  • Passwords or account credentials.
  • Government identification numbers or images.
  • Private access codes, alarm codes, or lockbox combinations.
  • Information that unnecessarily exposes children or vulnerable individuals.

Exercise caution before disclosing your precise address, daily schedule, workplace, personal contact information, or other details that could create a safety or privacy risk.

7.) Listing Accuracy and User Verification

Unknown Consulting, LLC does not guarantee that every listing, user, landlord, tenant, roommate, property owner, property manager, advertiser, or third-party provider has been independently verified.

Unless a feature expressly states otherwise, RoomTerms does not conduct criminal background checks, identity checks, credit checks, property-ownership checks, employment verification, income verification, rental-history checks, or property inspections.

We do not guarantee:

  • The identity, honesty, qualifications, or intentions of a user.
  • That a person has authority to rent or advertise a room or property.
  • That a room or property exists or is currently available.
  • The accuracy of rent, deposits, fees, amenities, photographs, dimensions, or lease terms.
  • The condition, safety, legality, habitability, or suitability of a property.
  • The compatibility, conduct, reliability, or financial ability of a potential roommate.

Any verification badge, account status, achievement, ranking, score, or other Service indicator should not be interpreted as a guarantee, endorsement, background check, safety certification, or recommendation.

8.) Independent Due Diligence and Rental Scams

You are responsible for conducting your own independent due diligence before meeting another user, sharing personal information, submitting an application, signing an agreement, transferring money, or entering into a rental or roommate arrangement.

You should independently verify matters such as:

  • The identity of the person posting or responding to a listing.
  • The person’s ownership of or authority over the room or property.
  • The physical existence, condition, location, and availability of the property.
  • The accuracy of rent, deposits, fees, utilities, amenities, and lease terms.
  • Whether subletting or adding a roommate is permitted by the lease, property owner, or applicable law.
  • The terms of any application, screening authorization, lease, or roommate agreement.

Do not send cash, gift cards, cryptocurrency, wire transfers, or other difficult-to-reverse payments to an unverified person. Be cautious when someone refuses to show a property, requests payment before a viewing, pressures you to act immediately, communicates only through unusual channels, or offers terms that appear too favorable to be legitimate.

Unknown Consulting, LLC is not responsible for fraudulent postings, impersonation, identity theft, stolen deposits, unauthorized payments, false applications, or other scams.

9.) Communications, Meetings, and Interactions

Communications and interactions between users are conducted at the users’ own risk.

RoomTerms is not a party to conversations, meetings, negotiations, roommate arrangements, rental applications, leases, or other agreements between users.

When meeting another user, consider meeting initially in a public place, informing a trusted person of your plans, independently verifying the person and property, and taking other reasonable safety precautions.

You are responsible for evaluating whether another user, roommate, property, neighborhood, lease, or transaction is appropriate and safe for you.

10.) Payments, Deposits, and Agreements

Unless a RoomTerms feature expressly states otherwise, Unknown Consulting, LLC does not collect rent, application fees, security deposits, holding fees, utility payments, or other property-related payments on behalf of users.

RoomTerms does not prepare, approve, review, enforce, or guarantee leases, subleases, roommate agreements, payment arrangements, screening decisions, or other contracts between users.

Before transferring money or signing an agreement, review all terms carefully and consider obtaining advice from an appropriate attorney, housing counselor, real estate professional, or other qualified advisor.

Any payment, refund, deposit, chargeback, lease, contract, or other dispute is between the applicable users, landlords, property managers, payment providers, or other third parties.

11.) Fair Housing and Nondiscrimination

RoomTerms does not permit the Service to be knowingly used to publish, request, promote, or facilitate unlawful housing discrimination.

Users are responsible for complying with the federal Fair Housing Act and all applicable state and local fair-housing, anti-discrimination, accessibility, advertising, roommate, and rental laws.

You may not use the Service to discriminate unlawfully based on race, color, religion, national origin, sex, familial status, disability, or any other characteristic protected by applicable law.

Certain laws may contain limited exceptions for some owner-occupied or shared-living arrangements. You are solely responsible for determining whether an exception applies and for ensuring that your conduct and posting language comply with applicable law.

12.) Prohibited Activities

You may not:

  • Publish false, misleading, fraudulent, discriminatory, or unauthorized listings.
  • Impersonate a landlord, owner, property manager, roommate, tenant, company, or government agency.
  • Use the Service to obtain money or personal information through fraud or deception.
  • Post a property, room, photograph, or personal information without authorization.
  • Harass, threaten, stalk, exploit, discriminate against, or dox another person.
  • Use the Service for prostitution, human trafficking, unlawful lodging, or other illegal activity.
  • Publish malware, viruses, malicious code, spam, or deceptive links.
  • Attempt to access another user’s account or nonpublic information.
  • Circumvent security, authentication, moderation, visibility, or account restrictions.
  • Scrape, crawl, harvest, copy, or systematically collect Service content without prior written permission.
  • Use automated systems that place an unreasonable burden on the Service.
  • Reproduce, resell, republish, or commercially exploit Service content without authorization.
  • Interfere with the operation, security, availability, or performance of the Service.

13.) Third-Party Websites, Listings, and Services

The Service may include links, listings, advertisements, data, or features supplied by third-party rental platforms, advertisers, affiliate networks, payment providers, screening providers, government agencies, and other external sources.

Unknown Consulting, LLC does not own or control these third parties and is not responsible for their:

  • Content, listings, accuracy, or availability.
  • Products, services, prices, fees, or transaction terms.
  • Security, privacy practices, data collection, or communications.
  • Conduct, decisions, qualifications, or customer service.

The inclusion of a link or listing does not necessarily constitute an endorsement, recommendation, certification, partnership, or guarantee.

Your use of a third-party website or service is at your own risk and is governed by that third party’s separate terms and privacy policies.

14.) Advertising and Affiliate Disclosure

RoomTerms may display advertisements, sponsored content, referral links, affiliate links, or links to third-party housing and rental services.

Unknown Consulting, LLC may receive compensation when a visitor views or clicks an advertisement, follows a referral link, submits information to a third party, or purchases or uses a product or service.

Compensation does not guarantee an endorsement or favorable recommendation. You are responsible for independently evaluating every listing, advertiser, product, service, and provider.

15.) Intellectual Property

Except for User Content and third-party materials, the Service and its original design, branding, logos, text, graphics, software, source code, interfaces, organization, databases, and features are owned by or licensed to Unknown Consulting, LLC and are protected by applicable intellectual-property laws.

You may access and print a reasonable amount of Service content for personal, noncommercial use.

You may not reproduce, republish, distribute, sell, license, modify, create derivative works from, scrape, reverse engineer, or commercially exploit protected Service content without prior written permission from Unknown Consulting, LLC or the applicable rights holder.

16.) Copyright and Content Complaints

If you believe content on the Service infringes your copyright, trademark, privacy, or other legal rights, please contact us and provide enough information to identify:

  • The protected work, property, image, name, or information.
  • The allegedly infringing or unauthorized content.
  • The location of the content on RoomTerms.
  • Your name and contact information.
  • The basis for your complaint or removal request.

17.) Privacy

Our collection and use of personal information are governed by our Privacy Policy, which is incorporated into these Terms by reference.

You are responsible for the information you choose to disclose publicly or share directly with other users.

18.) Service Changes, Moderation, and Termination

Unknown Consulting, LLC may modify, add, remove, restrict, suspend, or discontinue any portion of the Service at any time, with or without notice.

We may edit, reject, unpublish, remove, or restrict access to User Content that we reasonably believe violates these Terms, applicable law, another person’s rights, or the safety and integrity of the Service.

We may suspend or terminate an account if we reasonably believe that:

  • The account or listing contains false or misleading information.
  • The user violated these Terms or applicable law.
  • The account is associated with fraud, harassment, discrimination, or other harmful conduct.
  • The user attempted to evade a prior suspension or restriction.
  • Action is necessary to protect RoomTerms, its users, or another person.

We are not obligated to monitor every listing, message, or user, and moderation does not create a duty to prevent or investigate every violation.

19.) Disclaimer of Warranties

THE SERVICE AND ALL LISTINGS, PROFILES, LINKS, MESSAGES, DATA, CALCULATORS, RESOURCES, AND FEATURES ARE PROVIDED ON AN “AS IS” AND “AS AVAILABLE” BASIS.

TO THE MAXIMUM EXTENT PERMITTED BY LAW, UNKNOWN CONSULTING, LLC DISCLAIMS ALL WARRANTIES, WHETHER EXPRESS, IMPLIED, STATUTORY, OR OTHERWISE, INCLUDING WARRANTIES OF MERCHANTABILITY, FITNESS FOR A PARTICULAR PURPOSE, TITLE, ACCURACY, RELIABILITY, AVAILABILITY, SECURITY, AND NON-INFRINGEMENT.

We do not warrant that:

  • The Service will be uninterrupted, secure, accurate, complete, or error-free.
  • A listing, profile, user, landlord, tenant, or roommate is legitimate or trustworthy.
  • A room or property is available, legal, safe, habitable, affordable, or suitable.
  • A user will successfully find a room, roommate, tenant, or housing arrangement.
  • Defects, fraudulent listings, broken links, or technical errors will be identified or corrected.
  • User Content or third-party information will remain available.

20.) Limitation of Liability

TO THE MAXIMUM EXTENT PERMITTED BY LAW, UNKNOWN CONSULTING, LLC AND ITS MEMBERS, MANAGERS, EMPLOYEES, CONTRACTORS, AGENTS, AFFILIATES, LICENSORS, AND SERVICE PROVIDERS WILL NOT BE LIABLE FOR ANY INDIRECT, INCIDENTAL, SPECIAL, CONSEQUENTIAL, EXEMPLARY, OR PUNITIVE DAMAGES.

This limitation includes damages or losses arising from:

  • Your access to, use of, or inability to use the Service.
  • Your reliance on a listing, profile, message, user, price, photograph, or other information.
  • Interactions, meetings, negotiations, applications, leases, roommate arrangements, or disputes.
  • Fraudulent listings, scams, impersonation, identity theft, deposits, fees, or unauthorized payments.
  • The conduct, condition, safety, compatibility, or reliability of another person.
  • The condition, legality, habitability, location, accessibility, or suitability of a property.
  • Personal injury, theft, property damage, harassment, discrimination, or criminal conduct involving another user or third party.
  • Third-party websites, advertisements, screening providers, payment services, products, or resources.
  • Loss, deletion, corruption, alteration, or unauthorized disclosure of User Content or account information.
  • Service interruptions, errors, security incidents, malware, or technical failures.
  • Lost profits, revenue, data, housing opportunities, deposits, fees, goodwill, or other losses.

To the maximum extent permitted by law, the total aggregate liability of Unknown Consulting, LLC for any claim arising from or related to the Service will not exceed the greater of:

  1. The amount you paid directly to Unknown Consulting, LLC for use of the Service during the 12 months preceding the event giving rise to the claim; or
  2. One hundred dollars ($100).

Some jurisdictions do not permit certain warranty exclusions or liability limitations. In those jurisdictions, these provisions apply only to the maximum extent permitted by law.

21.) Indemnification

You agree to defend, indemnify, and hold harmless Unknown Consulting, LLC and its members, managers, employees, contractors, agents, affiliates, licensors, and service providers from claims, liabilities, damages, judgments, losses, costs, and expenses, including reasonable attorneys’ fees, arising from or related to:

  • Your access to or use of the Service.
  • Your User Content, listing, profile, photographs, or messages.
  • Your violation of these Terms or applicable law.
  • Your violation of another person’s privacy, intellectual-property, contractual, housing, or other legal rights.
  • Your rental, roommate, payment, lease, or other transaction with another person.
  • Fraudulent, misleading, discriminatory, abusive, unlawful, or unauthorized conduct associated with your account.

22.) Governing Law and Venue

These Terms and any dispute arising from or relating to the Service will be governed by the laws of the State of Florida, without regard to its conflict-of-law principles.

To the extent permitted by applicable law, any legal action arising from or relating to these Terms or the Service must be brought in a state or federal court of competent jurisdiction located in Florida, and you consent to the personal jurisdiction of those courts.

23.) Severability and Waiver

If any provision of these Terms is determined to be unlawful, invalid, or unenforceable, that provision will be enforced to the maximum extent permitted by law, and the remaining provisions will remain in full force and effect.

Our failure to enforce a provision of these Terms does not waive our right to enforce that provision or another provision in the future.

24.) Changes to These Terms

Unknown Consulting, LLC may revise these Terms periodically. Updated Terms will be posted on this page with a revised “Last updated” date.

Your continued use of the Service after revised Terms become effective constitutes your acceptance of those revisions.

25.) Entire Agreement

These Terms, together with our Privacy Policy and any additional policies or notices displayed through the Service, constitute the entire agreement between you and Unknown Consulting, LLC concerning your use of RoomTerms.
